    The Challenge

    This was a ground-up commercial build with a compressed timeline. We had to coordinate our rough-in work around structural steel, HVAC ductwork, and electrical conduit — all competing for the same ceiling and wall cavities. The 6 restrooms also required full ADA compliance, including specific fixture heights, grab bar backing, and accessible clearances.

    Our Approach

    We used BIM (Building Information Modeling) coordination to pre-plan all pipe routes and avoid conflicts with other trades. Prefabricated pipe assemblies were built in our shop and brought to site for faster installation. We staged the work in three phases: underground rough-in, above-ceiling distribution, and final fixture installation — each phase aligned with the general contractor's milestone schedule.

    The Result

    The project was completed 3 days ahead of schedule. All 6 restrooms passed ADA inspection on the first attempt. The dual commercial water heaters provide redundant hot water supply, and the break room plumbing supports both a commercial dishwasher and an ice maker. The building owner praised the clean, organized pipe routing visible in the mechanical room.

    BIM Coordination

    Full 3D modeling of all plumbing routes was completed before a single pipe was cut. This eliminated clashes with HVAC and electrical, saving weeks of field rework.

    ADA-Compliant Restrooms

    All 6 restrooms were designed and built to full ADA standards — including wall-hung toilets at proper heights, accessible sinks with knee clearance, and insulated supply lines to prevent contact burns.

    Mechanical Room Design

    The mechanical room houses dual 75-gallon commercial water heaters in a lead-lag configuration, a main shut-off manifold, and a backflow prevention assembly — all organized with color-coded pipe labels and easy-access valves.
